An agent representing both the Seller and the Buyer in the same transaction creates an obvious conflict of interest because the duty of confidentiality to one party compromises the duty of full disclosure to the other. A Buyer's Broker works for only the Buyer with fiduciary duties to that party only. This makes for a more satisfying client relationship based on the client's trust and the broker's undivided loyalty to you, the Buyer.
